✦ Synopsis

An estimated 100,000 contaminated sites are located throughout the UK, representing a potential liability and a worry for owneraoccupiers and their lenders. These days few businesses can afford to take risks when they are buying or selling land Ð it might be contaminated, in which case a local authority or the Environment Agency may require the site to be cleaned up. Moreover, anxious lenders might withdraw ®nancial support without which the transfer of land cannot proceed. It makes sense for businesses to be better informed about what they are buying and selling so that the price of the deal can more accurately re¯ect the risk of site contamination. A wide range of information as to contamination is now available Ð commercially for a fee, and some information is publicly accessible free of cost. Companies and their professional advisers need to know what to look for and where to look.
