✦ Synopsis

In this paper the factors influencing the service life of one specific building have been studied using as an example a cottage rebuilt into a private house. The building is situated on the northern coast of Estonia, 35 km west of Tallinn. The cottage was taken into active use in $1990. The end of the service life was 2000. Therefore the service life of this building was only 10 years. The main reason for the end of the service life was damage done by dry rot (Serpula lacrymans). Dry rot spread so far that it could not be stopped and could not economically be treated. The analysis of influences on the service life is made in accordance with the standard ISO
